Sketch Design to Agreed Detailed Design

Detailed discussions are held to establish and develop your brief or ‘wish list’.  It is important that we gain an understanding of your brief in terms of functionality as well as your preferred style, choice of materials and vision for the completed design.  A site visit is carried out to evaluate the site in terms of orientation, views and special features.  Attention to these details at this early stage ensures a well thought out design that is visually attractive and meets all your requirements.

Your brief is then developed into sketch design proposals, all the time taking into consideration the characteristics of the site.  Our proposals are then presented and discussed in detail allowing you to be as involved as possible in the design process.  Feedback from this meeting is incorporated into the drawings to reach a final agreed design.

We often find 3D visualisation an essential part of the design process.  3D views, photomontages and walk-throughs of the design can be used to gain a realistic impression of the finished building.


Feasibility Studies

There are some instances where we recommend a feasibility study be carried out to assess the viability of a project prior to commencing the full design stage.  This will allow us to ascertain items such as the likely hood of successfully securing planning permission or the capacity of a site to contain a scheme before progressing further.  This typical involves a site visit, research into the planning history of a site / property or the preparation of initial site layouts.

Planning Applications

Plan A has an excellent record of successfully securing planning permission on behalf of our clients.  We have a long history of working with both City and County Councils establishing good working relationships with the local area planners.
